Why should I advertise on nkyrents.com?

nkyrents.com spends thousands of advertising dollars monthly -- and those dollars bring thousands of prospective tenants to the site -- and those tenants look at a total of tens of thousands of ads. Why not make yours among them?

You’ll find nkyrents.com on the internet on Google and Yahoo and on websites promoting Northern Kentucky. You’ll find us locally on the front of dozens of Northern Kentucky TANK buses covering Kenton, Campbell and Boone counties and downtown Cincinnati, and you’ll see our poster ads in dozens of restaurants, elevators, parking garages and health clubs – as well as in local publications.

How does the posting work?

Submit your ad to nkyrents.com on the form below. You will be prompted to put in all of the particulars of the property (apartment/house, number of bedroom, etc.) and the text of the actual ad itself. You will also be able to upload up to three photos.

How long will my ad run?

Your ad will run for 30 days, unless you tell us to take it down sooner. Before it is taken down, you will receive an email reminding you the ad is expiring and permitting you to advise us to keep your ad up longer. We will keep it up for as long as you need.

Will my ad be re-written or checked for content?

You are responsible for the content of your ad and for complying with fair housing rules (http://www.cincyfairhousing.com/) and all other local, state and federal ordinances and laws. Nevertheless, nkyrents.com may review it and reserves the right to reject it if for any reason (in the sole discretion of nkyrents.com) it is deemed inappropriate. The owner of nkyrents.com is a licensed real estate agent in the state of Kentucky, however, she does not represent you as a property owner nor does she represent prospective tenants using this site.

Can I make changes to the ad or photos?

Yes. Any time your want. Just email the changes or new photos to nkyrents@fuse.net.

How much does it cost to post an ad?

It costs nothing to post an ad. Also, unless you elect the $150.00 bonus payment program described below, your ad may not list any special offers or incentives in conjunction with renting or moving into your property.

How do I get my ad featured on the home page?

That does cost money. For $75.00 you may designate your posting to be a "Featured Property" for a month (31 days starting the day it becomes a Featured Property). The top photograph of a Featured Property will be displayed on the home page of the website and when clicked on, will go directly to your ad. If you have more than one ad posted on the site, you may exchange one posting for another as a Featured Property during the 31 days.

Is there any fee when my property is rented?

No. However, you may wish to increase the likelihood of having customers rent your property by participating in the bonus payment program. (See below.)

What is the bonus payment program?

The bonus program is a great way to increase your chances of getting a new tenant because it offers them a $150.00 incentive to choose your property. If your ad on nkyrents.com brings you a new tenant, you will owe nkyrents.com $300.00 and nkyrents.com will pay your new tenant $150.00.

Each ad in the bonus program is marked "Get $150.00 with this property!" That's a big attraction to prospective tenants.

Your ad will not include your contact phone number. Instead, when a visitor to the site expresses an interest in your property, nkyrents.com will generate an email or phone call to you advising you that "John or Jane Doe" would like to see your property and giving you their contact information.

If you rent the property to "John or Jane Doe," a fee of $300.00 is due to nkyrents.com. Payment is due within five days after the tenant moves in. The $300.00 fee also applies if the tenant rents another property you have available at the time which is not posted on nkyrents.com.

At the same time, nkyrents.com will send a check to your new tenant for $150.00.

The $300.00 fee does not apply when your new tenant is already your tenant in the same or another property.
